What is a FOIR calculator for a home loan?

FOIR — Fixed Obligation to Income Ratio — is the percentage of your gross monthly income lenders assume can safely go toward loan EMIs without straining your budget. A FOIR calculator for a home loan takes that percentage, applies it to your income, subtracts EMIs you already pay elsewhere, and works out the maximum new home loan EMI — and from that, the loan principal — an illustrative FOIR-based estimate only, not what a lender will approve.
